How do you regularize a zoning violation in Wallonia?

By submitting an application for a regularization permit to the municipality. The application includes plans, forms, and supporting documents. We prepare this application and monitor its processing in accordance with the CoDT.

How long does it take to regularize one's status in Wallonia?

We are committed to doing everything within our power. We will submit your application within 56 days at most. The municipality then has approximately 120 days to process it, not including any requests for additional information.

How much does it cost to regularize a building's zoning status in Wallonia?

We bill for the time spent on the project; there is no flat fee. The cost depends on the property, the violation, and the municipality. Our guide details the cost of an urban planning regularization: administrative fees, surveying, studies, and professional fees.

Is there an urban planning amnesty in Wallonia?

Yes, under certain conditions. The CoDT provides for a presumption of compliance for certain past violations: 10 years after completion for minor violations, and 20 years for others. A partial amnesty also applies to actions taken before March 1, 1998, for which no official report was filed and that comply with the sector plan. We’ll check whether your property is eligible. What are the risks if I don't get my status in order?

An administrative fine proportional to the severity of the zoning violation. A sale at risk: the notarized deed reveals that work was performed without a permit. In some cases, restoration to the original condition is required.
